Gippsland single mothers are living in housing that is insecure and in poor condition as new data shows the rental vacancy rate remains low in the region.
Gippsland's residential vacancy rate was 0.78 per cent in May, nearly 2 per cent lower compared to the same period in 2017, SQM Research data shows.
Anglicare Gippsland's family services program manager Josie Stubbe said single mothers were most vulnerable to housing insecurity due to their low incomes.
"Because of their lower income, they don't meet the threshold for rental properties, so when they apply for them, they're not even being shortlisted," Ms Stubbe said.
